With the weather turning cooler, those who have "winter" homes in warmer climates will begin to make plans to close up their permanent homes and head off to their other residence.

This is a great opportunity for those who have some spare time and are looking to make some steady cash over the long cold winter months.

Many people do not like the idea of leaving their homes unattended for long periods of time and may not have any friends or family willing to take on the obligation of keeping an eye on their property for them.

Offering a House-Sitting Service to these people is a perfect way to help them out and make some steady cash for yourself and gain a name for yourself as a trust worthy person. Check with your insurance agent for any liability insurance or bonding that may be needed as each state may have their own requirements.

As a house sitter you must be observant, organized and prompt in taking care of any potential problems that may arise. You will need to have a check list of the details that you will be responsible for looking after for each customer and the names and numbers for the repair people they prefer for you to use in case of any emergencies. You will also want to know who else may have a key to the home and if they have permission to enter the home when the owners are away. Also, ask the home owners to either remove all valuables or lock them away.

Daily, you will stop at each house that you have a contract with and check for things such as gas leaks, water leaks, dripping faucets, power outages or any moved objects. Make sure all locks on windows and doors are still secure. You may be asked to do other minor jobs like dusting furniture, watering plants, etc. and for this you could charge extra.

Getting started is easy. Try placing a few ads for customers in your local paper, listing your services on Craigslist or start your own website or blog. Check with your local travel agencies to see if they will recommend your services to people taking winter trips. Word of mouth is still a great way to let people know about your service. Be sure to let everyone you know about your part time job. And don't forget about business cards! This little piece of cardboard is a powerful tool for any business person.
