5 Tips on How to Find Cash Buyers Using the Internet

If you are just now getting into the profitable world of wholesaling, the internet is a tool you should become an expert in. The majority of buyers and investors are going online to find deals. There are so many websites, listing pages, and classified ad sites that its hard to tell which is best. It is always changing and will never be the same, but for now, I have compiled a list of sites and online tricks a wholesaler should be doing in order to find cash buyers for their real estate deals.

Craigslist - Consider the headline you put in a craigslist ad to be high end real estate. The headline is very valuable and has high SEO value. If you have a deal in Arizona, put Arizona Wholesale Deal in the headline and in the city box, put your website. Within the body just put brief information about your wholesale deals, your investment properties, and cash flow deals with a link to your website. Craigslist hyperlinks websites that have an http:// in them, so make sure it's in there. Also, have a picture in the ad. People don't want to see an ad for a wholesale deal and see that there is no picture - that leads to hesitation. I got 111 unique hits to my site and 30 new opt-ins from my craigslist ads.

Facebook - Don't join every single group out there that is a wholesale group. First of all, if you join a wholesale group that is not localized, you will be wasting your time. The group manager just wants people to join and then spam them with another guru's product launch. Your best bet is to create your own group and call it, CITY cash Buyers group. This will attract a lot of people to your group and ultimately your opt-in site. Use this wisely and always have a property to promote, even if it is not your own. Make sure you message everyone in the group individually and start a conversation, which is how I found my best cash buyer!

Mywholesaledeals.com - This is a website people in Chicago use to post deals and get cash buyer leads. Like many lead generating sites, it allows people to post property and it charges everyone to view the leads. I am always posting deals on MyWholeSaleDeals.com because if a person is paying to view leads, he is more serious than not. Dummy leads are good too, don't let them know it's a dummy instead tell them it already has a contract pending and ask them pertinent questions you'd ask any serious investor.

Vflyer or Postlets - These sites are flyer sites that help you create an online flyer for property. The good thing about these services is that they allow you to ad video and also syndicate the post and 8-12 other real estate sites for optimum results. They also give you a code that you can use to post in Craigslist and Backpage. The main factor is post syndication, the more websites your flyer gets on, the higher click troughs' you will have, the more people sign up to your website.

County Websites - Using the country websites to find cash buyers involves a bit of detective work. In Cook County there are sites that allow you to find the pin number, the tax info, and title and lien information. You will want to get the latest sold property in your area of work, look up the tax info to see who purchased it, and Google search the company to find a number. Although it's a bit tedious, you can find cash buyers this way.

Do not be limited in your thinking! There is always creative ways to find who purchasing cash in your area of choice is. Although the internet is a huge boost, nothing beats face to face networking and old fashioned marketing. Make sure you learn to use the site, for more information on finding cash buyers for your wholesale deal and more, go my website that is listed below

Productivity Based Income - No Cap on What You're Worth

Your Job and YOU!

Like most, you no doubt work hard every day, some days harder than others. You earn a wage that pays the bills and probably a family trip to the movies every week. Perhaps you save up through the year and enjoy a trip away during your holiday/vacation time.

I am not a believer in categorising people and do not mean to do so here, except for explanation purposes. Generally, we either belong to a group of people who work hard and have THE INCOME for their effort, but have LIMITED TIME to spend or enjoy the fruits of their Labor. OR, We are from a group of people who have PLENTY OF TIME, but do not have the income to support your hobbies or ambitions.

Capping what your worth!

One of the good things about most wage or salary systems used in the world today is a group of people decide what should be a fair pay for a fair days work. The down side of this is there is a cap on the amount of money we can earn in any single hour. One person working for one hour may earn $20 based on the "award" considered fair by the group of people setting fairness guidelines. This system says, no matter how hard I work in that hour I will still receive the same wage.

Productivity based Income!
Productivity based income allows YOU to earn an income based on the level of effort you put in. For example, if your job was picking fruit, you could either be paid an hourly wage of $20 or you might be paid $2 per bucket of fruit picked. If you picked 15 buckets of fruit in 1 hour you have earned $30 while your work mate on an hourly wage has only earned $20. Your boss is happy because the fruit is being picked quickly, you are happy because there is no cap on how much you can earn.

Historical Problems with Network Marketing
There have been historical problems with Network Marketing. These problems have centred NOT with Product Distribution Businesses but rather with Individuals using the concept to create illegal schemes which have come to be known as pyramid schemes.

The truth is, Network Marketing is a productivity based business that rewards independent Business owners based on the number of product sales or purchases within their team. That's it. Its nothing more or less than a product distribution business. Having said that, It IS a powerful method of distribution used by hundreds of companies around the world.

Like any business Network Marketing takes time and effort to develop an on-going income. However, the start up and on-going costs associated with a Network marketing business are much lower.

Setting the Scene With Teamwork

Today I was sitting at the computer looking at a blank screen and feeling totally without inspiration.

So when my partner came home and suggested that we should go out for lunch and then do the family shopping I was in two minds about going. You know that feeling? If I stay here I might just stare at the page and think that I could have gone out, but if I go out I might not have time to do the article when I get back. Rightly or wrongly, I decided on lunch and shopping with my partner.

On the way back from the supermarket, we took a detour. My partner is involved with a local amateur theatre group, he doesn't have the time available for rehearsals so is rarely in the shows, but he does get involved with set design and building.

The latest production for the theatre group is 'Noises Off' - an ambitious project for a small local group, not least because the set has to revolve twice during the performance. Our detour was to a local warehouse which has been rented for a few weeks to enable the building of the revolving set prior to loading it into the theatre on the week of the show. I am always impressed by how much work amateur groups put in for a show that will only have four performances.

We looked in to see what progress was being made on the set. It looks very much like the computer model and there were people busily painting handrails and cutting up plywood. We stayed just long enough to admire their handiwork and check what time we would be required at the end of the week. Trevor will be there all day on Friday to help break the set into its constituent parts ready for moving. On Saturday we will both be there to load those parts onto a trailer and then meet it at the theatre for reassembly on the stage.

So the whole process is almost finished and in a couple of weeks we will be pulling the set apart so that the wood and flats can be stored for use in future productions.

But they didn't get to this stage overnight. It is some four or five months since it was first discussed. My partner started thinking about the design of the stage about twelve weeks ago. The rotation between the first and second act, then back again between the second and third was a logistical and engineering issue with health and safety thrown in for good measure. Trevor got involved because he has a background in engineering and computer graphics. There were a number of evenings where he sat at his computer with colleagues from the theatre group so they could discuss the design, each from their own experience, to finally come up with something that could safely be rotated while meeting the requirements for the action that needs to take place.

It has taken a lot of planning and hard work to get to this stage, but no-one had to do it on their own. Information and experience was shared at every stage, and then everyone moved in to do the physical construction work. It was a group effort with each person making a contribution.

When I look at internet projects, that is what I want to find. I'm ready to make my contribution, but I expect there to be other people with different expertise who can give advice and suggestions based on their experiences. I think I've finally found it.

Professional Placement - C-Level Only

I attended a meeting today. This meeting had nothing to do with twelve steps, nor was it sponsored by the local courts. It was part of a networking method sponsored by a leading placement service. We had a guest speaker from a sister (or cooperative service) that favored consulting - doesn't look that bad on a resume - and was a strong proponent of the fact that we all might be faced with a lesser salary and benefits package. Not what I really wanted to hear.

After the presentation, we had the customary round robin. The group consisted of two dozen or so former C-level professionals; CEOs, CFOs, CIOs and CHROs. I think a not too certain "Csomething" also chimed in. Everyone present came from six figure incomes. Each, in our own three minute spotlight, circulated resumes and told of our progress, our pain and described the problems we had encountered since the last meeting. One by one, our personal situation was opened to the floor for comment and critique. The group commented, made helpful suggestions and even divulged connections that would provide the job seeker a potential leg up in their quest.

Kudos to the few that had turned down offers because the compensation was inadequate, change of location was imminent, chances for personal fulfillment were remote, character would be deflated or consulting was just not permanent enough. Is it ever?

It astounded me, however, that from this group of well trained, experienced, past captains of industry, not one proposed to create their own job. Not one was willing to invent their future. Not one was ready to strike out on their own. Everyone seemed conditioned to focus on a paycheck rather than profit.

I fully understand that feeling of security, but that feeling was severely undermined when I was summarily dismissed after 21 years of exemplary service as a result of "reprehensible behavior" during a holiday party. For the record, a copy machine was not on the premises. I came from a large organization. How was I supposed to know that she was the owner's under aged daughter? She looked 25 to me. It was such a small offense but nonetheless carried a "capital" sentence. I was charged, arrested, tried, convicted and sentenced before I was even made aware. I am now carrying out my sentence on my own personal Elba during the negotiated transitional period.

It was my first C-level meeting and I presented last. I wasn't prepared to circulate a resume that didn't yet exist. I had yet to get into a queue for an interview. And although I am wise and experienced in my very employable field, I'm still not sure whether I want to spend any more of my life being responsible for technology. I want to use it, but just don't feel I can answer for it any longer. I love technology and believe it to be the foundation for the business of the future. How otherwise, can you reach such large audiences?

I spoke from my heart and exclaimed that I didn't want another job; that I had been working from home (consulting during the transition) for the past few months and it suited me. The real motivation for being at the meeting was to assure my former wife and two daughters that I was making an attempt to be able to continue to support them in the lifestyle to which they had become accustomed. The laughter went up, although I was quite serious.

Perhaps this isn't a lead, but rather a form of commitment. I truly believe there is wealth beyond belief to be made through internet marketing. I possessed the entrepreneurial spirit all of my life and would be remiss if I didn't take this transitional opportunity to pursue it. I'm not looking for a get rich quick scheme nor instant millions. I'm looking for my own business opportunities and am willing to do the work to deliver a product of value to my customers and future team members. It is still early in a new era of marketing and I choose to strike out on my own rather than sentence myself to months of meetings and years of labor at an endeavor for which I have no real passion. I really enjoyed spending the time with my new found friends at the meeting. I learned a great deal from their comments and aggregate wisdom. However for me, I'm headed West for the gold rush.

I did a lot of research about internet marketing and found that I didn't live up to the tag of Neophyte. I've been enchanted and immersed in a college level course (sans credit).

If you have aspirations, take a look.

Part Time Extra Money From Your Home Based Business

Now is the perfect time to work on yourself and your home business make extra money part time.

The founder of our business is a person that I look up to and admire, I've heard him say some things that make you think.

"Work on your business and you will make a living work on yourself an you will make a fortune."

The more I think about this the more truth I see in these words..

The economy has taken a down turn and businesses are not as profitable as they were once, experts say that it will be recovering soon. This the perfect time to work on yourself, read a nice book, loose a few pounds, take advantage of any extra time you get and work on yourself it will pay off handsomely..

What group you are in, there is a direct relationship in how much you have worked on yourself and the group that you fall in:

First group - those that are happening.
The second group - those that ask what's happening.
Third group - those that ask what happened.

Take time to work part time on your home business and your self and then as your business grows gradually increase your hours.

It is as though the opportunity was riding on a bullet train and has almost come to a stop giving you the opportunity for you to come on board, the conductor and the passengers are signaling you to get on, before it picks up speed again.

All the people in the three groups are butterflies in different stages of development every one of them brings something valuable to the table, some more than others.

I would venture to say that you feel the same way, if you have a networking business, that it is best to work on the business part time and gradually increase the hours once it starts producing.

Even when you do everything right you can still fail avoid being part of the 97% that fails get your free success checklist.

Have a nice day my friend!

Network Marketing - A Path to Personal Healing - The Mastermind Group

People enter into the field of network marketing for so many different reasons, but the most common motivations appear to be the the attraction of the huge potential income, the loss or impending loss of a job, the need to stay at home yet continue to earn, and the need to augment retirement. But there is another one, one that surfaces after the process is well underway, one completely unexpected. This one appears quietly, slipping into your awareness only after weeks, maybe months of effort and work, first as a side effect, but then quickly becoming a powerful motivation to keep moving forward, even on the days that feel like failure. That surprise is the experience of personal healing.

Two years ago I suffered a catastrophic loss that dismantled my life as I knew it. For months I sat on my sofa, wadded up in a blanket, utterly unable to crawl up out of my own personal black hole. Despair became a constant companion, and the spark of life dwindled to a pinpoint. I knew it was going to take something totally new to jump-start my heart, and I prayed daily for the light to return. And it did, but in an unexpected way. I got an invitation to attend one of Dani Johnson's "First Steps To Success" seminars.

Some instinctual knowing that a door had opened drew me and I got myself moving, pushing through the ravages of isolation to get that event. And once there, I was nearly overwhelmed with being in that room full of busy, active, vibrant people who were filled with purpose. It was exhausting and nearly beyond my strength, but I hung in, because I was alarmed to see to the vast contrast between my very low state, and the aliveness around me. I saw I had help myself, or I would be lost! The message Dani kept delivering over and over was that I had within me a God-given potential to do something great, and that all I needed was commitment and persistence, and association with powerfully positive people. And something within me dormant for long dark months reawakened. I listened to story after story of those who had hit their own rock bottom and risen up to triumph. It was a lifeline! I knew that I had found a group of people who were walking a path that I could step onto myself, a path of personal healing. I couldn't see clearly at the time what I needed to do, but I knew I had to move forward in faith.

One of the hardest challenges of grief was the injury to my belief in the goodness of life and the value of my own spirit. Being in the community of successful network marketers directly refuted this. Loss can come in so many forms, different from my particular experience; loss of a job, home, break up of a marriage, any difficult or unwelcome change, or perhaps the struggle against poverty. The single most valuable advice I took at the beginning of this journey, was to create for myself a mastermind group. Dani Johnson was my first mastermind mentor.

At that early stage in her seminar, I did not even know the term, yet I was powerfully aware of the uplifting impact of being in her field of influence. A great spiritual maxim is, "The mind takes on the color of the company it keeps." I began to read and study and listen to talks by other leaders in this field: Jim Rohn, Darren Hardy, Napoleon Hill (Think And Grow Rich), Mike Dillard, Brian Fanale, Jim Chao, and Norbert Orlewicz. I often watch the movies "What the Bleep Do We Know," and "The Secret." Listening to the stories of others who just like me started out from a humble place, helped me to grasp I was not any different. And though I did not personally know any self-made millionaires (well, I did meet Dani!), through books and the internet, studying and listening, I could saturate my negative thinking and negative emotions with the positive counter thoughts of my mastermind group. Slowly over time, I am learning how to direct my thinking along the pathways of successful people. And through this, the grief begins to be replaced with hope. I have found purpose!

In the year and a half since that first seminar my journey has taken many turns as I have sought out more teachers and skills. I have so many moments when the sun shines that I have never doubted my choice, and always the movement is upward, even, when looking back, it did not seem so. I still have days when grief rolls in to wash away the light, but in this process of acquiring the skills of getting myself out there into the world, I have connected with so many positive and committed people who have helped me to find my voice, and the courage and joy to be seen; these potent and supportive mastermind relationships I have formed along the way keep me steady on the path, and help me to keep singing my song, because I know the darkness always passes. If you are in the place of despair, there is hope, there is a remedy. Find your mentors, form your own mastermind group, and allow their positivity to carry you along until you are on your feet again. And who knows, perhaps one day your words will in turn uplift others.

Learn to Give Value

Being able to give value to people you are networking with should not be difficult. Provide information that can be of use to people you would want on your team can only help you in building your business, branding you as a business person and make you more successful entrepreneur. The following are ways to give value to your networking group.

You don't need to be an expert in every subject to be able to give great value to your group of people. What you are providing is information that could potentially help another business person to grow their business. Just be sincere in what you are offering and you will find that people respond very quickly to people that offer something without expecting anything in return.

They are many ways to communicate value to your network group. The best one is to create an email list of your own. A list that would build from contacts you make every day. Other places would social medias like Twitter, Facebook and Linkedin. Building your own blog and advertising it through different websites and social medias would also be a good way.

What can I provide that will be of value to my network group? On the internet today, they are thousands of people writing article about everything. When you see one that is relevant to what you do, forward it. Write articles yourself and distribute them yourself (EzineArticles is a great place). Once published, forward them. If you have a blog, use it to promote those articles.

Other ways to give value could be to give your group marketing advice or tricks of the trade. There is some great alliance partner you could recommend as well. Recommending a good book, business plan templates, good directories you use yourself, provide some testimonials. If you can, help them with some free promotional tools. Provide a way for them to ask you questions, like your email, Twitter account, Facebook etc.

A good way to give value is to promote the work they do. I.E, if they wrote an article, may be published a video, forward it to your network group. Invite them to business meeting, training seminars and last, you may even want to buy something they are selling to build that relationship.

Following some of these guidelines, or even better, all of them will help you brand yourself within your community as a great leader and someone who people want to do business with.
